ADU Consulting & Owner Advocacy · New England
Thinking about building an ADU? You don't have to figure it out alone.
Zoning. Design. Engineering. Financing. Permits. Contractors. Utilities. Inspections. An ADU is dozens of decisions that have to happen in the right order. Biss ADU Solutions helps you navigate the journey, from your first question to the keys.
One advisor · One roadmap · Your entire ADU journey
The Problem
An ADU isn't one project. It's dozens of decisions that have to happen in the right order.
Each stage involves different professionals, different rules, and different costs. Skip a step, or take steps out of sequence, and homeowners pay for it in redesigns, resubmittals, and months of delay.
Idea
A parent who needs to be closer. An adult child who can't find housing. A property with room to do more.
Property
Lot size, setbacks, utilities, septic or sewer, and existing structures shape what is realistic.
Feasibility
What can actually be built here, and what will it roughly take to build it?
Zoning
State law sets a floor. Your municipality sets the details. Both must be confirmed for your parcel.
Design
An architect or designer turns the goal into drawings a building department can review.
Engineering
Structural, septic, survey, and site work requirements vary by property and by town.
Financing
HELOCs, renovation loans, construction loans, and state programs each fit different situations.
Permitting
Applications, plan review, revisions, and approvals, on your municipality's timeline.
Contractor
Comparing proposals that are rarely apples to apples, and understanding what each includes.
Construction
Schedules, change orders, and coordination between trades.
Inspections
Rough and final inspections across multiple trades before the finish line.
Certificate of Occupancy
The document that makes it official. Then, the keys.
Who keeps the homeowner informed through all of it?
That's where Biss ADU Solutions comes in.

FAQ
Straight answers.
Are you a contractor or architect?
No, and we don't pretend to be. Biss ADU Solutions provides consulting, coordination, and project-navigation services. Design, engineering, legal, lending, and construction work is performed by the licensed professionals on your team. Our job is helping you figure out who you need, when you need them, and keeping the whole journey organized.
Can you guarantee my ADU will be approved?
No one can, and you should be suspicious of anyone who says otherwise. Zoning and building determinations belong to your municipality and the professionals it requires. What we can do is help you understand the requirements early, sequence the work correctly, and avoid the common mistakes that cost homeowners months and tens of thousands of dollars.
How is this different from The ADU Exchange?
The ADU Exchange is an education, information, and professional Ecosystem serving all of New England. Biss ADU Solutions is personal consulting: one advisor working on your specific project. We're affiliated, and we say so plainly. Biss ADU Solutions draws on the Exchange's resources and relationships, and you're never required to use any provider from its Ecosystem.
What do I actually get for $995?
A written Biss ADU Project Roadmap™ for your property: your objectives, preliminary property and municipal research, configuration options, the professionals you'll likely need, high-level budget categories, financing considerations, and a recommended sequence, delivered with a live strategy meeting. It's the document that tells you what to do before you spend thousands on plans.
Do you take referral fees from the professionals you recommend?
Biss ADU Solutions does not charge you based on which professionals you choose. Some professionals we identify are paying members of The ADU Exchange Ecosystem, which is affiliated with our founder, and we disclose that relationship conspicuously. You should always obtain multiple proposals and independently evaluate anyone you hire.
What towns and states do you serve?
Massachusetts and Rhode Island primarily, with consulting available across Connecticut, New Hampshire, Maine, and Vermont. ADU rules differ by state and, critically, by municipality, which is exactly why a property-specific roadmap matters.
